What is a property "hunter"?

A property hunter carries out, on behalf of a buyer, all the efforts of searching for property and offers assistance for the duration of the purchasing project. His/her role is to replace the buyer in prospecting, visiting, selecting and negotiating prices. A real estate expert, he/she guides the future buyer step by step and offers advice in the buyer’s best interest, right through to the signing of the finalised deed of sale, and, in the case of Peregrina, well beyond.

What is the difference between a "hunter" and a real estate agency?

Contrary to a real estate agency, which represents the seller, the property hunter exclusively represents the buyer. A real estate agent puts real property up for sale under the best conditions, found through commercial prospecting. The agent sells only property existing in his/her portfolio. The "hunter" is in charge of the buyer’s interests. The hunter’s role consists of finding the property for each buyer which is most in line with the outlined stipulations, avoiding the buyer having to perform any unnecessary, tedious procedures and visits. The real estate agent and the property hunter are complimentary to each other.

What is an exceptional estate?

The exceptional nature of an estate is not precisely definable. Considering its scarcity, putting such property up for sale usually assumes a confidential characteristic. It may be an apartment with a magnificent view, a town mansion (hôtel particulier) in a chic quarter, a modern loft or yet a beautiful country estate… Concretely, our positioning leads us to place our interest in property whose value is higher than 1 million €uros.

Do I have a guarantee of finding the property I am looking for?

Prior to any searching, we conduct a systematic and in-depth analysis of the appropriateness of your stipulations and the realities of the market. This enables us to not engage you in a search which may be impossible or too long.

How much time does a search entail?

To guarantee you the full availability required for your property search, each collaborator agrees not to work on more than 3 missions at a time. The duration varies depending on the complexity of the request. The average timeframe lies between 2 and 4 months.

What type of contract formalises Peregrina – Customer relations ?

At the commencement of our business relations, we both sign an exclusive property search mission and a services contract for related service provision.

Upon signature of such documents, we implement considerable means and resources for investigation purposes and devote all the time required for completing the mission assigned us. Our transaction fees do not apply unless the search is successful, and consequently we wish to instil a rapport based on trust within the framework of a "sole representation" partnership. Such "sole representation" guarantees you the confidentiality any information related to you, the comfort of having a unique contact person and the substantial availability of your Peregrina adviser.

In what geographic sectors does Peregrina work?

Our activity covers the geographic sector of Paris’ intramural district, the nearby suburbs and west of Paris (less than 100 km from Paris).

Is it more costly to assign a property search to Peregrina than dealing with a traditional real estate agency?

When we find the estate of your dreams directly with a private party, our remuneration is no greater than that of an agency, for provision of services which are much more personalised and of a broader scope.

When we find it through an intermediary, our remuneration is added to the said intermediary’s, in which case Peregrina fees are reduced.

In any case, our intervention creates substantial savings for you:

• We negotiate the purchase price in your best interest

• We are careful to keep all other purchase-related expenses to a minimum

• We save you precious time

Can I be refunded for the cost of additional services?

This is simply a flat-rate payment against related services (transportation; dedicated website Customer Page; quasi-sole representation; superintendent services; moving-in assistance). It is deducted in full from our transaction fees at time of finalised purchase of the property.

Would I have to pay "transaction fees" if I should buy an apartment not presented to me by Peregrina?

Under the assumption you purchase a property in a manner other than through Peregrina (property presented by an acquaintance or real estate professional), our fees will be split in two. We would nevertheless remain with you to defend your best interest throughout the transaction and facilitate your moving-in to your new home.
